The short answer
Dream Wallpaper Installers serves Sunny Isles Beach, about twelve miles northeast of Hialeah. We plan oceanfront condo projects around salt air, strong sun, seasonal vacancy and building rules, and we install both residential and commercial wallcoverings.
Sunny Isles Beach is a narrow city on the ocean side of northeastern Miami-Dade County, about twelve miles northeast of our base in Hialeah, and most residents here live in high-rise and mid-rise condominium buildings. That setting changes how a wallpaper project is planned. Salt air, bright light through large windows, building management rules, and units that sit empty for part of the year all affect which materials make sense and how the work gets scheduled. Our crew handles wallpaper installation and removal, accent walls, murals, grasscloth, vinyl, peel and stick, ceilings, wall preparation and repair, and commercial wallcovering for lobbies, corridors and amenity rooms.
Salt, sun and glass
Living right by the ocean means the air carries salt and moisture almost all the time. Every time a balcony door opens, some of that air drifts inside, and walls closest to the sliding doors feel it most. We generally steer clients toward vinyl, non-woven or vinyl-coated papers for those walls, since they resist moisture better than natural fibers or delicate paper faces.
Floor-to-ceiling windows bring another factor: intense sunlight. Strong UV can fade some inks and natural materials over time, especially on walls that face the glass directly. We point out the light-fast options when you are choosing, and we suggest keeping more fragile materials such as grasscloth or silk on interior walls that stay out of direct sun.
Working within condo building rules
High-rise buildings have procedures for contractors, and we plan around them from the start. Before the first visit, it helps to share your building's requirements with us so nothing holds up the job on the day.
- Advance registration of contractors with the front desk or management office
- Service elevator reservations and padding for moving materials
- Permitted work hours, often limited on weekends
- Rules about where vehicles can park while loading
- Protection of common hallways and carpet along the route to your unit
- Removal of all debris by the contractor rather than through the building's trash chute
Seasonal owners and empty units
Many Sunny Isles Beach units are used part of the year. When nobody is home, the air conditioning may be set higher to save energy, and humidity can build up, especially through the long wet season from May through October. Wallpaper that goes up just before a long absence needs stable conditions while the paste cures, so we ask owners to leave the AC on a moderate setting for at least a few days after installation.
If you are only in town for a short window, tell us your dates. We can schedule the walk-through and installation around your stay, or coordinate with your property manager to provide access while you are away.
Hurricane season in a tower
From June 1 to November 30, oceanfront buildings watch the tropics closely. When a storm approaches, many buildings restrict elevator use, ask residents to secure balconies, and may shut down non-essential services. We will not start a project in that window and will reschedule once the building returns to normal operations.
After a storm, it is worth checking walls near windows and balcony doors for water that may have been driven in by the wind. We use a moisture meter, look for staining or soft drywall, and repair any damage before new paper goes on.
Ideas for coastal interiors
Many owners want a look that suits the view without competing with it. Soft textured vinyls, subtle stripes and light botanical prints tend to work well in living areas. A mural with a seascape or abstract pattern can turn a long hallway into a feature. Papering the ceiling of a powder room or entry adds character where window light is limited. For renters and short-term rentals, peel and stick panels offer an update that can be removed later.
Building associations also call us for commercial wallcovering in lobbies, elevator landings and corridors, where durable, cleanable vinyl is the standard. We plan that work in sections so residents can keep using common areas.
Our installers also travel to North Miami, Miami Gardens, Opa-locka, Miami Lakes and Miami.
